Our Process
Below are typical stages of architect services provided by BEAUCHER & LEA architecture.
Introductions
Working with BEAUCHER & LEA architecture begins with handshakes and introductions. For all new projects, a free meeting is scheduled between a prospective client and Steven Beaucher and/or Katharine Lea as a way for client and architect to interview each other as well as discuss the project to be designed. Typically the meeting occurs at the location of the project.
Architect's Proposal
After the introduction meeting BEAUCHER & LEA architecture prepares and submits a proposal for services with anticipated fees for services for client review and acceptance.
Schematic Design
From the first napkin sketches to detailed 3D computer models, BEAUCHER & LEA architecture explores design options for each project. Brainstorming sessions with clients as well as plans and idea photographs are reviewed.
Design Development
Drawing from the Schematic Designs, a single approach to a project is developed. This includes the creation of early detailed drawings and specifications. |

Assembling The Project Team
Over the years, Steven Beaucher & Katharine Lea have developed working relationships with quality contractors, builders, sub-contractors, fabricators, suppliers and manufacturers as well as consultants including surveyors, engineers and even color consultants. These relationships are exploited for our clients, leading to more successful execution of projects.
Cost Estimating
Drawings and specification packages are prepared for cost estimating. Drawings are sent to the contractors, builders and/or specialty fabricators. BEAUCHER & LEA prepares detailed cost estimates for each project which include comparisons between bidding contractors as well as allowances for fixtures and finishes.
Selection & Procurement of Fixtures and Finishes
BEAUCHER & LEA architecture assists clients in the selection of fixtures, equipment and finishes. Coordination of all elements by the Architect is vital. The firm also offers complete product procurement services.

Construction / Permit Drawings
The final road map for building a project, construction drawings are prepared and issued to contractors, builders and fabricators for use in obtaining building permits as well as construction of the final project.
Construction Administration
During the construction process the architect works for the client as their advocate, offering vital insight during construction as issues arise. From advising on substitutions, issuing design revisions, to creating the punch list at the end of a project, the architect facilitates the realization of the final built project.
